Why get a property survey?
A survey is a physical inspection of a property by a qualified, RICS-regulated surveyor. It is commissioned by you, carried out for you, and tells you about the building's true condition — including defects that could cost thousands to put right. It is completely separate from the lender's mortgage valuation, which only confirms the property is adequate security for the loan.
Understanding a property's condition before you exchange contracts gives you the chance to renegotiate the price, ask the seller to fix problems, or walk away if serious issues emerge.
The main levels of survey
- RICS Level 1 (Condition Report) — a basic overview for newer, conventional homes in good condition.
- RICS Level 2 (HomeBuyer Report) — the most common survey for typical UK homes, with or without a valuation.
- RICS Level 3 (Building Survey) — the most thorough, for older, larger, unusual or altered properties.
- Valuation — a professional opinion of market value, useful for probate, help-to-buy or shared ownership.
