What the Mortgage Snapshot shows you

The free Mortgage Snapshot turns a few simple answers into the key figures a UK lender would typically look at: your estimated mortgage amount, an indicative monthly repayment, and your loan-to-value. It also offers plain-English commentary on affordability and a typical borrowing band, so you understand the landscape before speaking to a broker or lender.

How affordability is typically assessed

Most UK lenders start with an income multiple — commonly between 4× and 4.75× combined gross income — then run an affordability assessment that subtracts your regular commitments and applies a stress-tested interest rate. The Snapshot uses the same logic to give you an indicative borrowing band, not a lending decision.

Income, commitments and dependants

Your income from salary, regular bonuses or self-employed profits sets the starting point. Lenders then look at monthly credit commitments — loans, credit cards and car finance — and the number of dependants in your household, because these reduce the disposable income available to cover a mortgage. Entering accurate figures gives you a more realistic Snapshot.

Loan-to-value and your deposit or equity

For a purchase, your deposit divided into the property price sets your loan-to-value; for a remortgage, it is your equity against the property value. A lower loan-to-value generally unlocks more competitive products. The Snapshot shows where your LTV sits so you can see how a larger deposit or more equity could change your options.
