Privacy Policy

Last updated: June 2026. This Privacy Policy explains what personal data MortgagePath collects, why and how we use it, who we share it with, how long we keep it, and your rights under UK GDPR and the Data Protection Act 2018. MortgagePath may collect information you submit through our calculators, Snapshot forms and enquiry forms, and uses it to respond to enquiries, send your Snapshot results, maintain consent records, improve the website and operate basic analytics. MortgagePath provides educational information only and is not a regulated mortgage adviser.

Who we are (data controller)

The data controller for this website is Home Finance Group Ltd, trading as MortgagePath, a company registered in England and Wales (company number 17288752), registered office 128 City Road, London, EC1V 2NX, United Kingdom. What personal data we collect

Mortgage Snapshot: the figures you enter (property value, deposit or equity, current mortgage balance, term, interest rate, applicant income(s), monthly credit commitments, number of dependants and any free-text notes you choose to add), your email address, your consent choices and your broker-introduction preference. Contact form: your name, email address and message. Technical/analytics data (only if you accept analytics cookies): aggregated, anonymised usage information. We do not knowingly collect special category data — please do not enter health, ethnicity or similar information in free-text fields.

Conveyancing and survey quote enquiries

If you submit a conveyancing or survey quote request, we collect the details you provide on that form: transaction type, title, full name, phone number, email address, property address, purchase price or estimated property value, any optional notes, your consent confirmation, and the lead reference number we generate for your enquiry. Where you submit the form and give consent, this data is shared with MortgagePath's selected conveyancing or survey partner (only the partner relevant to your enquiry) so they can contact you about that service. MortgagePath may receive a referral fee if you choose to proceed — this never affects the educational information we provide. Quote enquiry data is retained under the same policy described in 'How long we keep it' below.

Why we use it and our lawful basis

To generate and email your Snapshot and reply to enquiries — lawful basis: your consent and/or taking steps at your request. To store your submission and improve the accuracy and content of the service — lawful basis: our legitimate interests in operating and improving an educational tool. To introduce you to a regulated mortgage broker or partner — lawful basis: your explicit consent, given only if you tick the broker opt-in. To load analytics — lawful basis: your consent (cookie banner). You can withdraw any consent at any time (see 'Your rights').

No regulated advice or automated decisions

The Snapshot is an educational estimate, not a regulated recommendation, a mortgage offer, or a credit decision. We do not carry out solely automated decision-making that produces legal or similarly significant effects about you. We do not perform credit checks.

Who we share it with (recipients)

Email delivery: Resend (transactional email provider). Analytics, only with your consent: Google Analytics 4. Hosting and database: our cloud hosting/database provider. Broker introduction, only if you opt in: a regulated mortgage broker or partner. Conveyancing or survey quote requests, only if you submit the form and give consent: MortgagePath's selected conveyancing or survey partner. We never sell or rent your personal data, and we only share your details with a broker or partner if you explicitly opt in or submit a quote request with consent.

International transfers

Some of our processors (including Resend and Google) are based in or process data in the United States. Where personal data is transferred outside the UK, we rely on appropriate safeguards such as UK adequacy regulations or the UK International Data Transfer Agreement / Addendum to EU Standard Contractual Clauses, so your data receives an equivalent level of protection.

How long we keep it (retention)

We automatically delete Snapshot submissions, contact messages and event logs within 6 months. Where a case completes sooner, we delete the related personal data shortly afterwards. Analytics data is held in aggregated, anonymised form by the analytics provider. You can ask us to delete your data sooner at any time.

Your rights

Under UK GDPR you have the right to: access a copy of your data; rectify inaccurate data; erase your data; restrict or object to processing; data portability; and withdraw consent at any time (this does not affect processing already carried out). To exercise any right, email info@mortgagepath.uk or use the Contact page; we respond within one month.

Withdrawing consent and cookies

To withdraw a broker-introduction opt-in, contact us and we will stop and delete the relevant processing. To change your cookie/analytics choice, clear MortgagePath cookies and local storage in your browser — the consent banner will reappear so you can choose again. See the Cookie Policy for details.

How we keep it secure

Data is transmitted over encrypted HTTPS connections and stored in access-controlled systems. We limit access to personal data to those who need it to operate the service, and we do not provide any public download of lead data.

Complaints

If you have a concern you can complain to the UK regulator, the Information Commissioner's Office (ICO): www.ico.org.uk, helpline 0303 123 1113, Wycliffe House, Water Lane, Wilmslow, Cheshire SK9 5AF. We would, however, appreciate the chance to address your concern first.

Referral links and commission

Some links on this site let you request a quote from MortgagePath's selected partners (e.g. conveyancing or survey providers), and we may receive a referral fee at no extra cost to you if you choose to proceed. If you opt in to a broker introduction we may receive a commission or referral fee. This never affects the educational information we provide. Third-party sites you click through to have their own privacy policies and cookies.

Changes to this notice

We may update this Privacy Policy from time to time. The latest version, with its 'last updated' date, will always be posted on this page.
