Why get a property survey?

A survey is a physical inspection of a property by a qualified, RICS-regulated surveyor. It's commissioned by you, carried out for you, and provides an independent assessment of the property's condition — including defects that could be costly to put right. It's separate from the lender's mortgage valuation, which only confirms the property is adequate security for the loan.

Understanding a property's condition before you exchange contracts can give you the chance to renegotiate the price, ask the seller to fix issues, or walk away if serious problems emerge.

Survey options available on the quote form

The quote form offers the customer-facing options below. Which one may be suitable typically depends on the property's age, condition and construction. Your surveyor can help you choose.

  • RICS Level 2 Home Survey (previously known as a HomeBuyer Report) — often considered for standard, conventional homes in reasonable condition.
  • RICS Level 2 Home Survey with a valuation — the Level 2 report plus a professional market valuation.
  • RICS Level 3 Home Survey (Building Survey) — often considered for older, larger, listed, unusual or altered properties, or where a more detailed inspection is wanted.
  • Independent Valuation — a professional opinion of market value on its own (useful for probate or other specific purposes).
  • Help to Buy Valuation — a scheme-specific valuation where relevant.
